The built-ins in these houses were retrofitted, and that changes the repair

We repair built-in refrigeration in Mission Hills and the neighborhoods around it: Hillcrest, Bankers Hill, University Heights, Middletown, Old Town, North Park and Morena. Nearly every unit we open on this side of the canyon went into a kitchen that already existed, and that single fact explains most of what goes wrong with it.

A Sub-Zero dropped into a Craftsman bungalow off Fort Stockton Drive, or into a Spanish Colonial above the canyon, is rarely sitting in a factory-spec opening. The cabinetmaker built around it, the side clearances are tighter than the installation manual asks for, and the overlay panel on the door is usually solid wood cut to match the original cabinetry, so it weighs more than the panel the hinges were sized for. Over the years the door settles a fraction of an inch, the magnetic gasket stops meeting the frame evenly along the hinge side, and the cabinet pulls damp air in all day. The owner sees frost, condensation, or a compressor that never satisfies. The cause is a door, not a sealed system.

The other constant up here is heat with nowhere to go. Houses of this age were built for cross-ventilation rather than air conditioning, and a kitchen facing west over the canyon runs noticeably warmer than the rest of the house from mid-afternoon on. A condenser breathing that air, through a grille narrowed by a valance or boxed in by a later remodel, works at a head pressure it was never sized for. It recovers overnight, which is exactly why owners describe the problem as something that only happens sometimes.
